Hamilton and Burlington – 2021 Fall Real Estate Market Forecast<\/h2>\n

If you were to interview 10 Realtors you might just get 10 different responses when you ask them \u201cWhere is this market going?\u201d.<\/p>\n

There is a feeling that the tides may be turning. There is change in the air \u2013 and it is not just the weather.<\/p>\n

As summer is officially behind us the wheels are in motion for a busy fall. \u00a0But what\u00a0The Fall Real Estate Market will actually look like\u00a0is still up for debate.\u00a0\u00a0 The summer months flew by with Buyers, Sellers and Realtors trying to anticipate and predict what this enigmatic Fall market will look like.<\/p>\n

It is easy to get swept up in all the \u201cReal Estate Hype\u201d.<\/h3>\n

It can be difficult to sift through all the statistics, charts and to filter through all the \u201carm-chair real estate experts\u201d out there.\u00a0\u00a0 Don\u2019t worry, this is where we come in.\u00a0 Now more than ever, you don\u2019t just need a Realtor, you need a Partner.\u00a0\u00a0<\/strong>I love real estate, I do this every day.\u00a0 In a market that is dynamic you need an active and knowledgeable Realtor in your corner.<\/strong><\/p>\n

While listing inventory is an important metric,\u00a0buyer demand is also extremely important<\/u>.\u00a0\u00a0 \u00a0ACTIVE<\/u>\u00a0listing inventory continues to be at near all-time low levels.\u00a0 I stress the word \u201cactive\u201d because for most months of 2021 we actually saw a record number of new listings when compared to the past 10 year averages.<\/p>\n

I know that for many Buyers and Sellers as they casually browsed\u00a0Realtor.ca<\/a>\u00a0it rarely felt like there were ANY listings \u2013 let alone a record number of them.\u00a0\u00a0 It felt that way because while we had a record number of new listings we also had extremely high (almost record high)\u00a0buyer demand<\/u>\u00a0(sales).\u00a0 This higher than average sale volume was snapping up all the listings leaving a record low ACTIVE listings.<\/p>\n

One of the fears as we move forward is that if buyer demand slows down AND new listings continue to come on the market at a high rate – the market may flood resulting in more of a balanced (and Buyer) friendly market.<\/p>\n

As Summer turned to Fall, buyer demand is continuing to be strong and I do anticipate that to continue.\u00a0\u00a0 Desire to move West to the Hamilton and Burlington region out of Toronto continues.\u00a0 As Sellers look to capitalize on high GTA home prices and the ability to work remotely \u2013 The Hamilton and Burlington region can be an opportunity to get more property for their money.<\/p>\n

The major problem is activity and serious buyer demand is very difficult to accurately predict.\u00a0\u00a0 The big question mark will be on the Listing side \u2013 how many properties are going to come on the market and when?<\/p>\n

Three potential \u201cMarket Scenarios\u201d:<\/h3>\n

1.\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0\u00a0 Low listing inventory and High Buyer demand continues<\/p>\n

2.\u00a0\u00a0\u00a0\u00a0\u00a0 Listing inventory increases and Buyer demand is met<\/p>\n

3.\u00a0\u00a0\u00a0\u00a0\u00a0 Listing inventory \u201cfloods\u201d and there are more listings than Buyers<\/p>\n

Broad thoughts on what this Fall real estate marking going to look like<\/h3>\n

Listings will likely begin to come on the market in mid\/late-September (any day now) more frequently than spring and summer months. \u00a0One caveat is that if a Covid \u201c4th wave\u201d continues to build and restrictions return this may delay some listings and further lower listing inventory. The result may suppress any potential listing \u201cflood\u201d that may occur this Fall.<\/p>\n

With low inventory comes\u00a0increased competition\u00a0and some disappointed and discouraged buyers (who do not win the multiple offer competition).\u00a0\u00a0 Until active listing inventory increases there will be competition to move quickly when the right home for you becomes available.<\/p>\n

SELLERS:<\/h3>\n

Back in the spring of 2021 almost EVERY listing was selling for dozens to HUNDREDS of thousands over asking each and every week.\u00a0 While \u201cHolding Offers\u201d is not the standard strategy that strategy is still working in\u00a0certain neighbourhoods.<\/p>\n

Pricing, timing and marketing have never been more important.\u00a0 To ensure you capitalize on this Seller\u2019s market (while it lasts) you need to take great care in working closing with an experienced Realtor.<\/p>\n

BUYERS:<\/h3>\n

The Real Estate Market can be volatile and can feel overwhelming at times. \u00a0It is forever challenging to predict where we\u2019ll be\u00a0in 2 weeks\u00a0let alone 4 \u2013 6 months. \u00a0As we enter the Fall Market I expect to see more listing inventory coming out.<\/p>\n

Sellers will hope to catch a piece of this hot market and get a great return on their investment.\u00a0 This could potentially open up a larger buying pool for our Buyers.<\/p>\n
