This represents a 2.7 per\u00a0cent increase in the number of sales over June of last year.<br \/>\nThere were 1980 properties listed in June, an increase of 2.5 per cent over June of last year. The average\u00a0sale price of $397,374 was an increase of 8.5 per cent over the previous June.<br \/>\nSeasonally adjusted* sales of residential properties were 4.4 per cent higher than the same month last\u00a0year, with the average sale price up 8.8 per cent for the month. Seasonally adjusted numbers of new\u00a0listings were 2.2 per cent higher than the same month last year.<br \/>\nActual overall residential sales were 1.9 per cent higher than the previous year at the same time.<br \/>\nResidential freehold sales were 2.6 per cent higher than last year while the condominium market saw a\u00a0decrease in sales of 1.3 per cent. The average sale price of freehold properties showed an increase of 6.8\u00a0per cent over the same month last year; the condominium market saw an increase of 10.1 per cent when\u00a0compared to the same period last year.<br \/>\nThe average days on market decreased from 38 days to 37 days in the freehold market and increased from\u00a040 days to 46 days for condominiums.<br \/>\nYear to date, listings are down 1.1 per cent compared to the same period last year, while sales are 3.3 per\u00a0cent lower.
