{"id":7061,"date":"2021-01-19T09:27:28","date_gmt":"2021-01-19T14:27:28","guid":{"rendered":"https:\/\/steveroblin.com\/?p=7061"},"modified":"2021-01-27T13:34:15","modified_gmt":"2021-01-27T18:34:15","slug":"2021-real-estate-crystal-ball","status":"publish","type":"post","link":"https:\/\/steveroblin.com\/2021-real-estate-crystal-ball\/","title":{"rendered":"2021 Real Estate Crystal Ball"},"content":{"rendered":"<h1>SEE YOU LATER 2020.<br \/>\nHELLO 2021!<span class=\"Apple-converted-space\">\u00a0<\/span><\/h1>\n<h2>2021 Hamilton and Burlington market predictions<\/h2>\n<p>I hope everyone is doing well, staying healthy and sane as we venture forth into this new year.<span class=\"Apple-converted-space\">\u00a0 <\/span>Please continue to do your part to keep our communities as well as all of the front line workers and health care professionals safe.<\/p>\n<p>While Covid-19 continues to disrupt all of our social and economic worlds, the enigmatic and seemingly unstoppable real estate market keeps pushing forward. <span class=\"Apple-converted-space\">\u00a0<\/span><\/p>\n<h4>The biggest question on everyone\u2019s mind: <strong>Will this HOT market continue?<\/strong><\/h4>\n<p>To answer that it might be a good idea to review how we got here.<span class=\"Apple-converted-space\">\u00a0 <\/span><a href=\"https:\/\/steveroblin.com\/2020review\/\">Read this post on 2020 year in review.<\/a><\/p>\n<p>Being an active Realtor helping multiple clients buy and sell real estate over the first few weeks of 2021 I can tell you it is a WILD market out there.<\/p>\n<p>In December, every localized market sold on average for over asking.<span class=\"Apple-converted-space\">\u00a0 <\/span>Prices are rising at a rate that is hard to match with your savings over the same time period. \u00a0For example sales of single-family homes in the area increased in December by 38 per cent compared to December 2019 and the average price by 29 per cent to $829,226. <strong>\u00a0January is off to a RED HOT start.\u00a0<\/strong> Almost every listing I have been in is selling with mega-multiple offers (I was in one last week with 52 offers).<\/p>\n<p><strong>Do not get priced out of the\u00a0market by waiting!<\/strong><\/p>\n<h4><b>What is Real Estate REALLY like out there right now?<\/b><\/h4>\n<p>\u2013 Demand is still VERY high<br \/>\n\u2013 Listing inventory is at RECORD lows (lowest December listing inventory in board history)<br \/>\n\u2013 Buyers continue to want to move up the property ladder<br \/>\n\u2013 Buyers are moving into our region at an increased rate<br \/>\n\u2013 Prices are rising weekly (check back every Wednesday for updated weekly stats)<br \/>\n\u2013 Sellers who want to buy are having concerns about buying in this \u201chot market\u201d and are holding off on listing their homes<\/p>\n<h4><b>Where do I see the\u00a0market going in the next 1-3 months?<\/b><\/h4>\n<p>\u2013 Listing inventory will remain low throughout lockdown(s)<br \/>\n\u2013 Sellers, who have to buy, have concerns about buying in this \u201chot market\u201d and may hold off on listing their homes<br \/>\n\u2013 There may be a rush of listings to the market when lockdowns ease (they will ease right?) &#8211; However I do not anticipate a \u201cflood&#8221;<br \/>\n\u2013 There is going to be even greater competition for what little listing inventory there is<br \/>\n\u2013 Some buyers may \u201cpush pause\u201d.\u00a0 If there is no great need to move, Buyers may decide now is not the time. This will only ease the competition, not eliminate it<\/p>\n<h4><b>Where do I see the\u00a0market going in the next 4-6 months?<\/b><\/h4>\n<p>\u2013 Prices will continue to climb, not at the 52% per year we saw in some neighbourhoods but they will continue to climb<br \/>\n\u2013 Mortgage rates will remain low until at least 2023<br \/>\n\u2013 Buyers will fatigue from \u201cmultiple offer overload&#8221; so opportunities may present themselves<br \/>\n\u2013 Listing inventory will improve in late spring\/summer but will still be lower than average<\/p>\n<h4><b>Buyers<\/b><\/h4>\n<p>\u2013 Get educated. \u00a0Watching Realtor.ca and HouseSigma are only part of the story. \u00a0You need the WHOLE story<br \/>\n\u2013 I know you want to buy, but we have to make educated and rational decisions during this HOT SELLERS market<br \/>\n\u2013 We will go at YOUR pace. \u00a0I am in no rush to sell you a home. \u00a0But there is value in starting the conversation NOW<\/p>\n<h4><strong>Sellers<\/strong><\/h4>\n<p>\u2013 Who would have thought that selling in the middle of a lockdown would be the HOTTEST market on record?<br \/>\n\u2013 I can not\u00a0overstate this&#8230; we\u00a0are at <strong>RECORD<\/strong> low\u00a0inventory out there.
