\"Judy<\/a>Home Buyers Not Deterred by February\u2019s Cold<\/a><\/h3>\n<\/div>\n
\n(March 4, 2015 \u2013 Hamilton, Ontario)\u00a0 The REALTORS\u00ae\u00a0Association of Hamilton-Burlington (RAHB) reported 1079 property sales processed through the RAHB Multiple Listing Service\u00ae\u00a0(MLS\u00ae) system in February.\u00a0 This represents a 13.9 per cent increase in sales compared to February of last year.
\nThere were 1450 properties listed in February, an increase of 2.6 per cent compared to the same month the year prior.\u00a0 End-of-month listing inventory was 11.3 per cent lower than last February.<\/p>\n

\u00a0\u201cThe record cold month of February didn\u2019t keep the buyers away,\u201d said RAHB CEO Ross Godsoe. \u201cSales were not only up from last year, but were about five per cent higher than the average for the month of February.\u201d<\/p><\/blockquote>\n

Seasonally adjusted* sales of residential properties were 10.9 per cent higher than the same month of the previous year, with the average sale price up 9.6 per cent for the month.\u00a0 Seasonally adjusted numbers of new listings were 1.9 per cent higher than the same month the year prior.
\n\"Seasonally\"<\/a>\u00a0Actual overall residential sales were 13.2 per cent higher than the previous year at the same time.\u00a0 Residential freehold sales were 15 per cent higher than last February while sales in the condominium market saw an increase of 5.2 per cent.<\/p>\n

\u00a0\u201cWhile there were more new listings in February of this year than there were last February, new listings are still about 12 per cent lower than the 10-year average for the month,\u201d added Godsoe. \u201cThat is having an impact on the listing inventory.\u00a0 The higher than average sales coupled with lower than average new listings plus continued low listing inventory is keeping our area firmly in a seller\u2019s market.\u201d<\/p><\/blockquote>\n

The average price of freehold properties showed an increase of 10.1 per cent compared to the same month the previous year; the average sale price in the condominium market increased by 3.2 per cent when compared to the same period.
\nThe average sale price is based on the total dollar volume of all properties sold in the RAHB market area.\u00a0 Average sale price information can be useful in establishing long term trends, but should not be used as an indicator that specific properties have increased or decreased in value.
\nThe average days on market decreased from 44 to 36 days in the freehold market and from 41 to 37 days in the condominium market when compared to the same month the previous year.
\nYear to date, sales are 3.9 per cent higher compared to the same two-month period last year; listings are flat to last year and the average sale price is 9.8 per cent higher for the period.
